The Design and Construct Method: How to build a home without the stress (and not loathe the builder at handover!)

What sets them apart? The Yarrows have reverse-engineered the traditional model by building cost awareness into the design phase. Imagine seeing your build cost as it's being designed. That level of transparency—a genuine game-changer—ensures your design doesn't blow the budget.

Too many people, more confusion

Traditional building processes often start with an architect designing plans, which the homeowner falls in love with, which are then sent out to tender for a builder to quote. While this sounds logical, it can sometimes create gaps in communication or unexpected budgeting surprises once construction begins—generally because the builder has not been provided enough information at the time of quoting meaning he is forced to 'make provisional allowances' for many items.

Some examples of provisional allowances might be: if the tiles for the bathroom have not yet been specified and documented at time of tender, the builder may make allowance for a large format 600x300mm tile to be laid on the floor and walls. However, if the design intention was to lay a small format tile on those surfaces, using two different tiles which require a sealant to be applied to them prior to installation (as is the case with natural stone tiles), then the material and labor cost for that one bathroom will be significantly more than quoted. Times that out by 100s of small decisions and it's clear to see why many homeowners end up shocked, disappointed and disheartened by the whole process.
